How do I switch letting agents?

Signing up takes just a matter of minutes, after which, an experienced member from our on-boarding team will contact you within 48 hours. Rest assured, there will be no inconvenience or interruption caused to your tenants during and after the changeover.

Here's how the switching process works:

1.Make contact with the tenant. In the first instance we would make contact and liaise directly with the tenant regarding the changeover. Upon introduction we will also let them know when we will be taking over the management of the property. The tenants will also be made aware of the correct banking details for future rental payments and who they should contact in the event of any maintenance issues.

2.Collect keys and paperwork. We will arrange with the outgoing agent a handover of all sets of keys to your property, tenant files including all referencing reports, registered deposit details, check-in inventory and any other paperwork related to your property.

3.Transfer of deposit. The guidelines are strict and very specific on the way a tenants deposit is registered or handled. We will oversee the entire process from start to finish, assisting you in securely transferring the deposit from one scheme to another. You can register and protect under your name the deposit or opt to have the deposit registered with us, as your new agents enabling Zacoota to take care of everything on your behalf.

4.Obtain all property related documents As well as the above mentioned documents we will also need to ensure your property is fully compliant and in line with the current legislations. Depending on your property location, local council legislations can differ on what is required. Generally, the required documents and certifications across the UK are but not limited to, an energy performance certificate (EPC), gas safety certificate (CP12) and possibly in some cases an electrical safety certificate
